Mid Ulster District Council has approved an outline planning application for 42 new homes in Coagh, County Tyrone.

The development, on land to the rear of 37 Urbal Road, will consist of 32 semi-detached and 10 detached dwellings. The site lies south of Hanover Square and is directly adjacent to Coagh Primary School.

The application was submitted by planning consultancy Bell Rolston, Ballyclare, on behalf of landowner David Bell of the same address.

A key condition requires an odour impact assessment before any detailed layout is finalised. Environmental Health officials noted that a working farm with a slurry tank occupies the southwest boundary, and urged a minimum 75‑metre buffer between homes and farm buildings. A revised Construction Environmental Management Plan must also be submitted prior to commencement.

Coagh Primary School had raised concerns about potential overlooking into its playground and increased traffic congestion at peak times. However, DfI Roads offered no objection, and the council stated that existing footpaths provide safe links to the rest of the village. Speed‑calming measures were not deemed necessary given the scale of the scheme.

The precise siting, design, and landscaping of the homes will be determined at the reserved matters stage, where neighbouring amenity and the school’s overlooking concerns will be addressed. Existing hedgerows and trees are to be retained.

The decision was taken at the council’s June 2 planning meeting. Chairperson Deirdre Varsani (Sinn Féin) proposed approval, seconded by party colleague Seán McPeake.
