Planners in Armagh City, Banbridge and Craigavon have approved a replacement dwelling at 19 Derrycarib Road in Portadown.

The application came from Eamonn Moore Architect Ltd in Cookstown, acting for Shane Fearon of 19a Derrycarib Road.

The site currently holds a single-storey dwelling accessed by a long laneway off Derrycarib Road.

The new dwelling will occupy the same footprint as the existing one, keeping all gardens and curtilage boundaries in place.

The existing structure covers 120 square metres with a ridge height of 5 metres from ground level.

The proposed dwelling will have a 160 square metre footprint and stand 6.2 metres high.

Planners noted the new measurements differ little from the current ones and will deliver modern accommodation standards.

The design follows traditional rural form and fits the local landscape without appearing visually intrusive.

It matches the area's pattern of modest dwellings on proportionate plots and avoids creating ribbon development.

The access and driveway already exist, requiring no major works that could harm rural character.

The site stands alone, with the nearest dwelling 67 metres away to the north-west, ensuring no impact on neighbouring residential amenity.
