Castlebrooke Investments has submitted a pre-application planning notice for a housing-led redevelopment of a large site next to St Anne's Cathedral in Belfast.

The proposal includes 1,000 new homes and two hotels. The project will also create a new street, alleyways and public spaces to connect the area with the surrounding city centre.

The site, acquired by Castlebrooke in 2016, has remained largely undeveloped. An earlier retail-led scheme proposed in 2006 stalled after the property crash, and a subsequent office-led plan approved in 2020 became unviable due to increased remote working.

Castlebrooke has appointed property consultant Gerry Hughes to lead the project. He stated the focus is now on creating a residential neighbourhood that meets Belfast City Council's city centre living targets.

The company sold the Assembly Rooms and adjacent properties to Belfast City Council last year for around £3 million. A public consultation on the new plans is scheduled for 30 June and 1 July at the Masonic Hall on Rosemary Street, with a full planning application expected before the end of the year.

The Tribeca branding has been dropped. The area lies between the cathedral and Royal Avenue and has been the subject of redevelopment efforts for nearly 20 years.
