Belfast's Fitzwilliam Hotel goes on sale at £32m
The Fitzwilliam Hotel in Belfast has been put up for sale with a guide price of £32 million. The five-star property on Great Victoria Street is being marketed on a freehold basis by agent CBRE on behalf of owner Michael Holland, whose company acquired it in 2015.
The hotel began trading in 2009 and has 146 bedrooms and suites. It also contains a two-bedroom private suite and a penthouse suite, each covering more than 121 square metres. The premises sits beside the newly opened Belfast Grand Central Station.
In June, the owners secured planning permission to add 52 large bedrooms and suites, a conference centre, a gym and a luxury spa with a swimming pool and eight treatment rooms.
Paul Collins of CBRE said the consented expansion gives a new owner a path to add scale in a market where supply is constrained. He added that Belfast's hospitality market has strengthened in recent years, supported by rising visitor numbers and corporate activity, and that interest is expected from investor groups given the hotel is unencumbered.
The Fitzwilliam is part of the Fitzwilliam Hospitality Group, which also operates the Fitzwilliam Hotel in Dublin along with restaurants and bars including Glovers Alley, Floritz, Cellar 22 and the Bailey. The Belfast hotel is owner-operated and has no management encumbrance, allowing a purchaser to retain the Fitzwilliam name under licence or to rebrand.
Fergal O'Connell, CEO of Fitzwilliam Hospitality Group, said the group has been involved with the hotel since it opened and that with planning permission now in place for a significant expansion, the time is right for a new owner to take the business forward. He said the group remains committed to its wider hospitality interests, including the Dublin hotel where a substantial refurbishment has been completed and planning permission obtained to extend.
The Northern Ireland Statistics and Research Agency recorded around 5.1 million overnight visitors to Northern Ireland in 2025 and £1.2 billion in overnight spend, an increase of 9 percent on the previous year.
